The investment involved building a three-story IKEA complex together with the necessary office and social space and sanitary facilities of a combined area of 47,211 square meters and volume of 294,490 cubic meters. A parking lot, loading bay and technical rooms were constructed on the first floor, whereas the second and third floors were devoted to the exhibition, service and retail space. The contract involved carrying out earthworks (site grading works, roads, sidewalks, bike paths, internal and access roads), construction works (reinforced concrete monolithic works, precast reinforced concrete constructions, steel constructions) and finishing interior works (floors, ceilings, walls, suspended ceilings, escalators, travelators, window and door joinery, stone stairs, steel handrails, sanitary equipment). The roof was fitted with the following systems: safety, ventilation, illumination,lightning protection and siphonic drainage. The following installations were also added: electrical (switchboards; generator; 2x2.5 MVA transformers; 400A, 100A, 63A current rails; basic illumination), telecommunication (fire alarms; audible warning system; radio call system; central heating and gas), water (connections; chlorine dosing; softening; reverse osmosis; wet and dry hydrant; drilling for lower-temperature heat reservoir and green areas watering), Building Management System, mechanical ventilation and AC, sewage (biotechnological), storm water drainage, HVAC (boiler; heating and a heating-cooling installation for various equipment – water radiators, fan coils, heaters) and fire prevention (sprinklers).
